Is Your AC Ready for the Hottest Weeks of the Year? A Late-Summer Maintenance Checklist

August is here, and if your air conditioner has been running hard all summer, now is exactly the right time to give it some attention. AC maintenance in late summer often gets overlooked because the system seems to be “working fine,” but the hottest weeks of the year put real strain on equipment that may already be worn down from months of heavy use. A little attention right now can be the difference between a cool, comfortable home and an emergency service call on the hottest day of the season.

Is Your AC Ready for the Hottest Weeks of the Year? A Late-Summer Maintenance Checklist

Why Late Summer Is Actually a Critical Time for Your AC

Most people think about air conditioner maintenance in the spring, before the heat sets in. That makes sense, but it is only half the picture. By August, your system has been running for months. Filters are dirtier, refrigerant levels may have shifted, and components that were borderline in May have been cycling on and off in extreme heat ever since. In our experience serving homeowners across Raleigh, Cary, Apex, and the surrounding Triangle area for over a hundred years, we see more breakdowns in late summer than almost any other time. The systems that fail are usually the ones that were never checked after the season started.

A Practical Late-Summer AC Maintenance Checklist

You can handle a few of these items yourself. Others are worth having a licensed technician take care of, especially if your system is older or you have not had it serviced recently.

Check and Replace Your Air Filter

This is the simplest thing you can do, and it has a bigger impact than most people realize. A clogged filter restricts airflow, forces your system to work harder, and can cause the evaporator coil to ice over. Check yours now. If it looks gray and matted, replace it. During heavy-use months, some households need a fresh filter every three to four weeks.

Clear the Area Around Your Outdoor Unit

Take a walk outside and look at your condenser unit. After a summer of growth, shrubs, grass, and debris can crowd the unit and block airflow. Give it at least two feet of clearance on all sides, and gently rinse the fins with a garden hose if they look dusty or clogged with cottonwood or other debris. Do not use a pressure washer; the fins are delicate.

Check Your Condensate Drain Line

Your AC pulls humidity out of the air, and that moisture has to go somewhere. It drains through a small line that can clog with algae and mold over the summer. A clogged drain can cause water damage or trigger a safety shutoff that stops your system entirely. Many homeowners in Morrisville, Wake Forest, and other parts of the Triangle are surprised to learn this is a common cause of AC “failures” in August. Pouring a cup of diluted bleach down the drain line every couple of months helps keep it clear.

Listen and Feel for Warning Signs

Pay attention to how your system sounds and how well it is actually cooling. Unusual sounds like rattling, banging, or a high-pitched squeal are worth investigating. So is a system that runs constantly without bringing the temperature down, or one that short-cycles (turns on and off repeatedly in quick succession). These are signs something is off, and catching them early usually means a smaller repair bill.

Schedule a Professional Tune-Up

The checklist items above are things any homeowner can do, but a professional tune-up covers the things that really require training and tools. A certified technician will check refrigerant levels, inspect electrical connections, test the capacitors and contactor, clean the coils properly, and make sure the system is operating within manufacturer specs. If something is heading toward failure, a trained eye will often catch it before it becomes an emergency.

What Good Maintenance Looks Like Over Time

The homes we service in Cary, Raleigh, and Apex that have the fewest emergency calls tend to be the ones on a regular maintenance plan. When a technician sees your system twice a year, they build a picture of how it ages and can spot gradual changes that would not be obvious on a one-time visit. Our maintenance plans cover AC, heating, plumbing, and electrical, so you are never scrambling to remember when the last service was.

We have been doing this work since 1925, and the honest truth is that most major AC failures are preventable. A little care in August goes a long way toward keeping your system reliable through the rest of the cooling season and well into fall.

If you have questions about your system or would like to schedule a late-summer tune-up, please give us a call or drop us an email. We are happy to help.
